Infrastructure projects

Completed multiple infrastructure projects – Helmand Province, Afghanistan Infrastructure:

  • Oversaw $10M road, bridge, and school construction projects to facilitate local commerce and win support of the local population. Completed on-budget despite wartime challenges.

Vermont Hotel Acquisition

Vermont Hotel Acquisition & Turnaround: Acquired and repositioned a distressed limited-service hotel. Developed and executed a $4.5M renovation plan and budget, converting an unprofitable asset into a top performer and returning 5.1X equity to investors in 4.5 years. Scope included:

  • Gut renovation of 55 hospitality rooms with an overall budget of $2.2M.
  • Completed the construction of new 4,000 sqft Event Space.
  • Renovation & redevelopment of an indoor pool facility inclusive of fully operational restaurants.
  • $1M of rehabilitation and deferred CapEx including new roof, modern landscaping, new electrical systems, and plumbing upgrades.

South Carolina Manufactured

South Carolina Manufactured Housing Portfolio: Acquired and repositioned 7 distressed manufactured housing assets across South Carolina in a $25M value-add strategy. Led rezoning efforts, development master planning, infrastructure upgrades, and phased unit rehab on-budget and ahead of schedule. Phase 1 deliveries outperforming pro forma rents.

  • Manufactured Housing Portfolio: Oversaw repairs and maintenance at 7 assets totaling 163 individual homes.
  • Ravenel Gardens: Managed a 25-acre 63 unit manufactured housing community, overseeing a $3.5M CapEx budget that included demolitions of old homes, new roads, utilities, landscaping, site work, and the installation of new homes.
  • Bell Drive: Development project inclusive of 16 home demolition and 16 home re-build. Additional capital improvements on site included new asphalt, site work, water & sewer upgrades, and electric utility installation.
  • 110 Edgebrook: Newly acquired and executing on a 15-acre $10M development project. Business plan includes converting & expanding the existing 34 unit manufactured housing park to 110 housing units. Project scope and site work inclusive of site demolition, installation of new homes, new asphalt roads and driveways, new landscaping & fencing, and upgraded water, sewer, and electrical infrastructure.See rendering below.

Director of Operations

As Director of Operations for Aker, successfully planned & managed $50M in capital expenditure and deferred maintenance projects. Projects included new roadwork, apartment renovations, roofing replacements & repairs, redevelopment of amenity areas, upgrades to plumbing, electrical, sanitary, and water infrastructure. Improvements achieving a 20%+ return on investment.
